  • Average Sales Price: $384,478 (+1.7%) Home values are continuing to rise, but at a slower and steadier pace. This is great news for sellers who are still seeing appreciation, while buyers can feel more confident that prices aren’t skyrocketing out of reach.

  • Months Supply of Inventory: 3.5 months (+29.6%) Inventory is increasing, meaning there are more homes on the market. While we’re still technically in a seller’s market (anything under 6 months is considered a seller’s market), buyers now have more options to choose from, reducing the intense competition we saw in previous years.

  • Closed Sales: 977 (+10.9%) More homes were sold compared to January of last year, showing that demand is still strong. Even with longer days on market and more inventory, buyers are actively purchasing homes, which is a positive sign for market stability.

More inventory (+29.6%) means more options, giving you a bit more negotiating power. However, homes are still selling relatively quickly, so don’t sit on a great opportunity for too long!
